Warralily is the original Armstrong Creek master-planned community — over 5,500 lots launched in 2010 by Newland Developers, now home to more than 10,000 residents. The estate has a mix of OptiComm private fibre and NBN FTTP available depending on the address — always worth checking both before you sign up.

Warralily Estate runs on OptiComm fibre.

This is important if you're moving in or buying a new router. OptiComm is a private fibre network — not NBN. The provider list is different (Aussie Broadband, Superloop, Telstra, iiNet are the usual suspects on OptiComm), the wall socket is different, and an NBN-only router won't necessarily plug in the way you'd expect.

Warralily started life as one of the early OptiComm rollouts in Geelong, so most addresses can take OptiComm — but NBN FTTP is also available across large parts of the estate. Always check both before signing up: opticomm.com.au for OptiComm, and the NBN address checker for NBN. Plans up to 1 Gbps either way. OptiComm RSPs (Aussie Broadband, Superloop, iiNet, Telstra Premium and others) are different to the NBN provider list, so the right plan depends on which network you actually go with.

Every Armstrong Creek home is its own job — and Warralily Estate is no exception.

The new-estate pattern shows up here: thicker external wall buildup than older homes, more rooms to cover, and a router that did fine at the showroom but never quite made it to the master suite.

Brand-new four-bedroom double-brick or brick-and-render family homes on 350-560 sqm lots across four precincts (Coast, Grange, Promenade, Central).
